In today’s market, a home’s “green credentials” are no longer just a nice bonus — they’re moving into must-have territory. According to the 2025 REALTORS® Residential Sustainability Report, 58% of real estate professionals say that highlighting energy-efficient features in listings can measurably add value.
The Green Features Buyers Notice Most
When real estate professionals were asked which energy-saving upgrades resonate most with clients, these came out on top:

Using Energy Efficiency as a Selling Strategy
Here are practical ideas to make “green” a selling advantage — not just a footnote:
Feature it in your listing remarks. Emphasize upgraded windows, insulation, or efficient HVAC systems. Include projected energy savings if possible.
Offer energy performance data. If you have utility bills or a home energy audit, include those in your marketing packet.
Leverage designations. For example, NAR’s GREEN designation gives agents additional training and marketing tools to help them promote sustainable features.
Educate your clients & buyers. Many homeowners don’t know which upgrades offer the best ROI. Empower them with real numbers.
Navigate valuation and lending challenges. Work with appraisers, lenders, and local programs to validate and support green upgrades in transactions.
Energy efficiency is no longer fringe — it’s becoming a mainstream differentiator in selling homes. As more buyers worry about utility costs and environmental impact, agents who can credibly showcase “green” features will gain a competitive edge.
Just remember: it’s not enough to say a home is energy efficient. Substantiate it with data, upgrades, and clear marketing — that’s what turns a nice idea into bottom-line value.
