New Realtor.com data shows Monroe County’s median home sale price rose to $310,000 in February, up 1.6% from January’s $305,000 and 18.3% higher than February 2024’s $262,000. The data, based on recorded sales from real estate deeds, has a slight delay and excludes current listings, so it isn’t directly comparable to listing prices.

Looking only at single-family homes, the $311,000 median selling price in Monroe County was slightly up in February from $309,500 the month prior. Since February 2024, the sales price of single-family homes was up 15.6% from a median of $269,000.Two single family homes sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in February 2024.
Condominiums and townhomes decreased by 11.5% in sales price during February to a median of $220,000 from $248,450 in January. Compared to February 2024, the sales price of condominiums and townhomes was up 115% from $102,341. No condominiums or townhomes sold for $1 million or more during February.

In February, Monroe County recorded 169 home sales, down 19.1% from 209 in February 2024, totaling $55.1 million. Across Pennsylvania, the median home price was $260,000, down 1.3% from January, with 7,941 sales-a decrease of 8.5% from February 2024.
