What the Mount Pocono Real Estate Market Is Telling Us

If you’ve been watching the real estate market around Mount Pocono, Tobyhanna, Coolbaugh Township, and the surrounding Poconos, you may have noticed that things are moving a little differently than they did a few years ago.

According to Realtor.com’s June 2026 market data, Mount Pocono had a median listing price of about $289,000, while the median sold price was approximately $264,000. There were 37 homes actively listed, and the median time on market was 36 days.
At the same time, rental demand remains worth watching. Realtor.com reports a median rent of about $2,100 per month, up 13.5% from the previous year.
What Does This Mean for Buyers?
Buyers may have a little more room to negotiate than they had during the peak of the market. Realtor.com classified Mount Pocono as a buyer’s market in June, with homes selling for roughly 96% of asking price on average.
But that doesn’t mean every property is a good deal.
For buyers and investors in the Poconos, the numbers still matter. Purchase price, taxes, insurance, repairs, financing, and realistic rental income can make the difference between a property that looks good online and one that actually works financially.
What About Sellers?
Sellers need to pay attention to pricing.
The median listing price was down about 9.4% year over year, while inventory was up nearly 19%. That gives buyers more choices and makes accurate pricing even more important.
Overpricing a property and waiting for the market to catch up can be an expensive strategy.
The Bigger Picture
Mount Pocono is closely connected to the broader Poconos market. Buyers looking in Mount Pocono may also be comparing properties in Tobyhanna, Pocono Lake, East Stroudsburg, and other nearby communities.
That’s why I always recommend looking beyond the headline number.
Whether you’re buying your first home, considering a rental property, or thinking about selling, the real question is not simply, “Is the market good?”
It’s “Does this particular property make sense in today’s market?”
That’s where local knowledge, realistic numbers, and a little patience can make a big difference.
