Poconos Real Estate: A Market That’s Finding Its Balance

The Poconos real estate market is showing a little more balance as we move into September.

According to the latest Realtor.com data for August 2026, Monroe County had a median listing price of about $380,000, up 4.5% from a year earlier. The median sold price was approximately $342,500, while homes spent a median of 57 days on the market.

For buyers, that means there are still opportunities to negotiate, but this is not the same market we saw a few years ago. Buyers have choices, and sellers need to pay attention to condition and pricing.

For investors, the rental numbers are worth watching. Monroe County's median rent reached about $2,200 per month, up 10% year over year. In areas such as Tobyhanna and Coolbaugh Township, Realtor.com reports median listing prices around $296,500 and $305,000, respectively.

Another interesting signal comes from Redfin. Monroe County's median sale price was about $354,000 over the three months ending July 2026, up 8.9% from the same period last year. Sales volume also increased during that period.

What does this mean?

The Poconos market isn't standing still. Prices are still moving higher in many areas, rents remain strong, and buyers have more time to evaluate a property than they did during the frenzy.

For investors, that creates an important opportunity: slow down, run the numbers, and buy based on the property's performance rather than the excitement of the deal.

The best property may not be the one that gets the most attention. It may simply be the one that still works when you make conservative assumptions.
